South Australia has seen the largest increase in property sales in urban areas, according to a new report, according to Realestate, a property website.

Over the past year, South Australia`s Adelaide has recorded quarterly sales growth in 61 districts, according to (Price Predictor Index), a price forecast index for Hotspotting, a property website.

The report looked at real estate sales across regions for several consecutive quarters. Real estate analyst Ryder (Terry Ryder), founder of Hotspotting, said changes in sales were an accurate indicator of how the housing market was being kept abreast of. It is more relevant and practical than the flawed median house price index, and can predict future trends. As sales continue to rise, house prices will rise.

According to the report, Adelaide was the strongest performing market, with sales growth recorded in 45 to 48 urban areas in the past 12 quarterly surveys, while the 13th survey broke a record, with 61 showing sales growth. The report predicts that the Enfield (Port Adelaide Enfield) parliamentary area in Port Adelaide will also welcome good news of the housing market.

Troughton (Greg Troughton), chief executive of South Australia Real Estate Research Institute (Real Estate Institute of South Australia), said Adelaide was expected to see strong house price growth. Even if there is a supply shortage, property transactions are still moving in the right direction, he said, adding that the agency`s forecast 4 percent increase in house prices will be a good sign of confidence in the South Australian housing market.
