Cox found that while under the banner of "house sharing," most of the houses on Airbnb were full of separate homes or apartments, and many were long-rented. He said the data showed that "business operators have turned their investment properties into illegal hotels at the expense of valuable residential housing."

He also believes that allowing homeowners to turn their properties into hotels "has turned the city into an amusement park for millionaires and vacationers."

Sydney's five major landlords Airbnb have 100 units in the hands of the house. Sabrina (Sabrina) has 197 units, and "accommodation specialist" (L x {e16c} 39 / Abode Accommodation Specialist) has 176 units.

Troy noted that short-term rental housing in Sydney's Bondi (Bondi), Manley (Manly) and Darlinghurst (Darlinghurst) has had a "centralized impact", calling for more transparency in short-term rental housing.

The Sydney Morning Herald analyzed data from December 2018 in search of Airbnb and found that there are at least 1000 houses in nine urban areas of Sydney, but 1/3 of them have not been evaluated at all. This may mean that these house have never been rented out.

On Airbnb's website, Sydney's most residential districts are CBD (9241), Waverley,5467, Randwick,3346, Manly,1800, Warringah,1794, Woollahra,1573, (North Sydney, North Sydney. 1370), Marrickville,1252, Pittwater,1192 and (Leichhardt,

According to customer feedback, Sydney's most expensive short-term rental is priced at A $8000 a night in (Bondi Beach), Bondi Beach, and booked from two nights onwards. The second most expensive night in Moshman (Mosman), is A $27,799.

McAdele (Tracey McArdle), who has been operating house's short-term rent business since the 1980s, said it would try to resist Airbnb, because the emergence of Airbnb's platform had led to a fall in the price of short-rent house and an oversupply of demand for the market, which was horrific to owners. She was able to charge A $20, 000 for a short lease of a house a decade ago, but now she may only be able to earn $10, 000 for the same period of time.

McAdele also says the current short-term tenants are causing industry chaos. Many of the long rentals in (Redfern), where she lives, are now short-rented. When she asked the landlord why she was moving to run Airbnb, the answer was simple, because a long-term house rent was A $900 a week, but it would cost A $1200 a week if it were changed to a short rent.
