The Sydney family made a fortune, sold a piece of land or made $200 million!

Developers are flocking to the northwest of Sydney, scrambling to take a foothold in their development phase, where there are plenty of land acquisitions and developers are applying for new projects.

The area has a large piece of land for sale in Rouse Hill, for the first time in 30 years, with a value of more than $200m.

This is an area of 33.5 hectares, located in the Rouse Hill district, Annangrove Rd 285 / 297, according to the division, it can accommodate hospitals, schools and low-and medium-density housing. The seller, a private family, hopes to sell for a good price at a time when the Rouse Hill neighborhood is booming.

The agent, James Reeves,David Morris and Grant Bulpett, from Knight Frank (Knight Frank), said it was the first time the property had been sold in 30 years.

Bulpett, a senior sales director in downtown West Sydney, said the site was located between Rouse Hill, the center of the less developed region, and Box Hill, the new town center, in a priority corridor for northwest Sydney.

"We don't often see plots of this size divided into multiple uses, so we expect it to be of great interest to large developers," he said. "at present it is a pristine agricultural land used only for grazing, and the future owners will have sufficient conditions to unleash the great value potential of the land by redeveloping it."

Morris, director of the West Sydney development project, said the site was a real "super lot", a piece of land and property that fell under the jurisdiction of the Hills Shire municipality.

"given the upgrading of infrastructure in the area, including transportation along the Annangrove Road and near the newly built Northwest Rail Line and Northwest Skytrain, new owners are expected to build a multi-purpose community or business park, including a university or a hospital," Morris said.

In the nearby Norwest business district, developer Mulpha has submitted a development application to Hill Shire City to build the first commercial building in Circa. Circa is the commercial park included in Mulpha's proposed Norwest renovation project.

After a 14-day public exhibition, Mulpha looks forward to working with the city to promote the new generation of buildings as Norwest's first full-scale commercial development in five years, said Tim Spencer, executive director of Mulpha Norwest.

In addition, the proposed seven-story building will be located in Bella Vista's Elizabeth Macarthur Drive, which will include a joint office and retail area on the first floor, with child care facilities, and a flexible commercial office area on the sixth floor.

According to Spencer, the vision of the building is to create a "unique contemporary office space that meets the needs of entrepreneurs, SMEs and large growth companies".

"the building is designed to combine all aspects of the history of the region with brick elements on the ground, transparent glass curtain walls and interior timber structures that reflect past brick activity in the area," he said.

This will be part of the Norwest Smart City Business Park, developed by Mupha at a cost of more than 3 billion yuan.
