New state passes new rules for short-term leases, effective 2019

Short-term holiday tenants or tenants of their own homes will be subject to the new rules from next year, Aussa reported.

On Tuesday night, the new state Congress passed laws regulating the family-sharing industry. The law includes a new mandatory sexual behavior rule, which will apply next year to online accommodation platforms such as Airbnb, real estate providers, landlords and tenants. Those who violate the guidelines twice within two years will be banned for five years and will be excluded.

The changes are beneficial to both landlords and tenants, said (Better Regulation) director Keane (Matt Kean), who oversees the new state's regulatory optimisation. He said in a statement yesterday: "the statute recognizes that online booking platforms have made a significant financial contribution to the new state's economy, but also has zero tolerance for noisy guests."

The law is also being amended so that owners' corporations can ban short-term rental of buildings with 75 percent of the vote.

Planning regulations that limit the number of days a year will be rented will come into effect next year.

Housing rental service platform Airbnb Australia (Airbnb Australia) said the rules need to be revised. General Manager McDona (Sam McDonagh) said: "the fair and just laws introduced by the new state government will protect the rights of the people and support the healthy development of the tourism industry. We will work together to implement these new laws. "

While the new regulations provide some certainty for the home-sharing industry, more needs to be done, said HomeAway, a rental platform. The company hopes that government will provide a "robust and simple" registration scheme for homeowners who register their properties online.

HomeAway's Curry (Eacham Curry) said: "the proper registration system attached to the mandatory sexual behavior guidelines will ensure that homeowners agree to the basic rules related to property registration while giving greater certainty to the wider community. This way noise complaints, overcrowding complaints, or complaints of antisocial behavior will be dealt with quickly and decisively.

The company also proposes to set up a new body to deal with and rule on issues such as noise and congestion, which is largely funded by the industry.
