The reform also includes a new mandatory code of conduct and a two-time foul policy. That means landlords or tenants who break serious violations twice in two years would be banned from running Airbnb for five years and put on a blacklist.

The regulator, Matt Kean, said it was "Australia`s toughest law on Airbnb."

The 180-day limit applies to Airbnb-style properties in Greater Sydney, but does not apply to the rest of the new state.

The new policy also allows the property committee to vote to ban Airbnb, but this does not apply to landlord-owned properties. The property has no right to prevent the owner from renting the room to Airbnb guests.
